Pembrooke is a deed restricted community with covenants and restrictions which guide the improvements to homes and property. The deed restrictions cover such items as paint color schemes, fences, roofing material, patios, driveways etc. When considering home improvements, an Architectural Review Committee (ARC) application form must be completed and approval must be given prior to any work beginning.
The process is simple. The form should be completed with all pertinent information about the improvements to be made. It should be mailed or emailed to Sentry Management, the Pembrooke management company. They will pass it to a group of Pembrooke homeowners that volunteer their time as the Architectural Review Committee (ARC). The group will review the improvement and either approve, disapprove, or potentially ask for more information to make an educated decision. An approval must be granted before the homeowner can begin the project.
To maintain the look of the community every homeowner must do their part. Below are some housekeeping items each homeowner should maintain.
- Homes, driveways, and sidewalks should be pressure washed and clean at all times.
- Lawns should be well-manicured and free of weeds. Trees and shrubs should be trimmed and weeded.
- Homes should be painted and/or power washed when needed.
- Trash cans, yard waste, construction materials, toys and other debris should be kept out of sight except on trash pickup day. Containers must be put away by the end of the day on pickup day.
- Pets must be kept on a leash or in an enclosed area. Pet waste should be picked up and the bag should be deposited in your trash can.
- Commercial vehicles, RVs, trailers, campers, ATVs, golf carts, boats, mobile homes and other prohibited vehicles must be parked out of sight.
- Wood or vinyl fences (white vinyl) are the only sanctioned fences allowed in Pembrooke. Wood fences can be painted white or stained a natural or brown color. Fences should be maintained and upright, broken slats must be repaired immediately.
- Treehouses, furniture, toys, swing sets and playhouses are to be kept out of sight from the street, preferably in the backyard. Basketball goals, either permanent or portable, should be kept at least 8 feet away from the street and cannot be attached to the house.
