How do I get smaller trash/recycling containers?
Residents can call the Solid Waste Hotline at 407-836-6601 or email Solid Waste at solid.waste@ocfl.net to request smaller carts/bins. Once a request has been made the resident would need to leave their larger carts/bins visible and accessible until they are swapped out starting the day the request was put in. Residents can request one or both of their carts/bins for downsize. The dimensions of the carts/bins are as follows:
65 Gallon - 40.5″ Height x 26.7″ Width x 28.11″ Depth

How do I discard large trash items that do not fit in my cart?
Beginning Jan 1, 2018 Orange County Solid Waste will pick up large trash items every Friday. The weekly service can pick up large appliances, furniture, TVs, bare tread tires and other similar items. Crews are able to collect up to 3 cubic yards or about the size of a bed of a small pick up truck each week. Freon containing items are never allowed. Residents may bring devices with Freon to the Orange County Landfill, 5901 Young Pine Road, or a transfer station for a minimum charge of $6
How does a homeowner get a pool key or tennis court key?
Pool Keys are coordinated through Pembrooke’s management company, Sentry Management. They are only available to a registered homeowner.
To order a pool key, you can click the "Contact Us" button at the bottom of the homepage to request a pool key or simply mail a check for $10 to Sentry Management including your name and address and they will send the key to the homeowner of record. The process should take no more than two weeks.
How much are the assessments for the HOA?
Assessments are $682.50/year, made in two installments. The first installment is due in February and the second installment is due in July of each year. If you prefer, you may send in one lump sum in February. Penalties are assessed for late payments.
Can I Pay my assessments for the HOA online?
Homeowners must create a free account at www.SentryMgt.com to manage/pay all online assessments.
Who do I contact if I want to paint my house?
To paint your home, even in the same color, an Architectural Review Application Form (ARC Form) should be submitted with the colors to be used. You can send in your form via email and an ARC member will review the request. You can access a blank ARC Form by clicking "Home Improvements" and then "Approval Process/Form" at the top of this website.

How do I report an infringement of the covenants and restrictions?
If you believe there has been an infringement of the covenants and restrictions send an email to the management company. It can be anonymous but it must include the address of the house with the infringement, a detailed listing of the infringement and preferably a picture. It would be complete if the section of the covenants and restrictions is quoted. The Architectural Review Committee will review the documentation and determine if corrective action must be taken.
When and where are the board meetings?
Board meetings are held on the fourth Wednesday of every month at 6:30PM, located remotely (GoToMeeting) until further notice.
Who can I call if a street lamp is flickering or not working correctly?

How often am I allowed to water my yard/landscape?
Orange County has water restrictions that allow watering twice a week during Daylight Saving Time (DST) and once a week during Eastern Standard Time (EST). During DST odd number homes may water Wednesday and Saturday and even numbered homes may water Thursday and Sunday. During EST odd numbered homes may water Saturday only and even number homes may water Sunday only. Exceptions are made for irrigation installation or repair (20 min per zone) or newly sodded or seeded lawns (daily for the first 30 days, then every other day for the next 30 days).
Are we allowed to have a pool party at the community pool?
Residents are allowed to invite guests to the neighborhood pool but must adhere to all the pool rules. Residents are responsible for guest safety and cleaning up. The pool may not be reserved exclusively for any event and cannot turn away other residents wanting to use the facility.
